THE PARADE’S BIRTH
In April 2016, in collaboration with Alderman Pat Dowell, the City of Chicago’s Department of Planning & Development issued a Request For Qualifications wherein a request was made for developers to submit qualifications to develop single-family housing in a ‘Parade of Homes” within the 3rd Ward. The Parade is designed to present high-quality homes that will highlight some of the latest developments in single-family home design and to stimulate redevelopment in the Grand Boulevard community area.
Following an intensive vetting process, the City selected five (5) experienced developers to design, construct, market and sell owner- occupied housing for the Parade on sites currently owned by the City. The Parade itself will launch in the 4500 block of South Prairie Avenue. To meet the needs of the home-buyer market, the developers have additional lots (“Link Lots”) which will be sold with the respective developer’s Parade home built on that lot selected by the buyer. Forty-two new market rate homes are projected to be built.
The home design offered by each developer has been thoroughly reviewed and subsequently approved by the Alderman and Department of Planning design & construction staff. Matters related to architectural design, scale & variety; building material type & durability; affordability factors; green and sustainability features; and, energy conservation details have all been considered.
As per City Ordinance, each developer must comply with several requirements, including goals of 26% MBE and 6% WBE participation for the Project’s direct and indirect costs of construction. Also, City residents must perform 50% of all construction hours for all contracts let involving construction.
Construction will start early Spring/Summer 2017 and end in 2019.

As the Alderman of one of the most iconic wards in the City of Chicago, I would like to welcome you and your family to the 3rd Ward and Bronzeville. Since being elected in 2007, I have witnessed the re-emergence and re-energizing of this great and historic community. The Third Ward Parade of Homes advances that progress, bringing high quality, carefully constructed market rate housing to this neighborhood.
I am excited about the direction Bronzeville is headed. Recently completed major projects such as the $135 million redevelopment of The legendary Rosenwald Courts, the Hadiya Pendleton Memorial Park, and the Mariano’s Bronzeville grocery store reveal the high level of investment into the community. The addition of numerous entertainment venues and restaurants such as Renaissance Bronzeville, Truth Italian Restaurant, Chicago’s Home of Chicken and Waffles, and Peach’s Restaurant also show that Bronzeville is quickly becoming recognized as one of the premiere neighborhoods on the South Side of Chicago.
It is a pleasure to work with the five Parade Developers, all of whom bring a wealth of experience, innovative designs, and thoughtful contemplation to this project. I would like for you to explore and consider the various designs and amenities of each Parade Home.
